Should you seal sandstone? Usually not — here's what a sealer actually does

Usually not. Sealing sandstone traps moisture and salt behind the face; when those salts crystallise they push the damage a few millimetres deeper and the surface eventually spalls off in plates. The NSW Heritage salt-attack guide explicitly warns against sealing affected stone. A breathable treatment is defensible on dry, salt-free paving. On walls, retaining and anything coastal, clean it properly and leave it breathing.

A sealer is a lid, not a cure

Most sealing pitches start somewhere reasonable. The stone looks porous, so close the pores. The problem is where the water is coming from. Sydney sandstone in a wall or a retaining bank is fed from behind and below — groundwater wicking up through the footing, a garden bed irrigated against the back face, rain finding its way through open joints. A sealer goes onto the one surface you can see. It does nothing about the three you cannot. The water still arrives. You have only closed its way out.

That way out matters more than it sounds. Sandstone stays sound by letting moisture leave as vapour through its face, slowly and constantly, the way it has since the wall was cut. Evaporation is the drainage system. Coat the face and the moisture does not stop moving; it just has to find somewhere else to surface, usually the mortar joints, the stone above the coated band, or the back of the wall inside your garage. Sealing rarely dries a wall. It relocates the wet patch.

Sealing moves the damage a few millimetres deeper

Salt is the reason this gets expensive. Water travelling through sandstone carries dissolved salts — from sea spray, from soil, from old cement mortar — and it drops them wherever it evaporates. On unsealed stone that point is the surface itself, so the salt appears as white bloom or a fine powder you can brush off with your hand. Ugly, informative, harmless. On sealed stone the evaporation point retreats behind the coating, and the crystals grow there instead, in a confined space, against the underside of the face.

Crystals growing in a confined space win. The face detaches in plates and sheets, taking the coating and several millimetres of sound stone with it. That is spalling, and it is the classic sealed-sandstone failure. Salt Attack and Rising Damp, the guide published by the Heritage Council of NSW with partner agencies, documents how soluble salts decay sandstone and masonry, and warns against sealing or blasting affected stone. The trap is the timeline. A sealed wall looks superb for two or three years, which is exactly long enough for nobody to connect the coating to the damage.

The narrow case where a breathable treatment is defensible

There is one situation where sealing is a real option: dry, salt-free paving. Sandstone flagging on a level slab, well back from the water, with no soil against it and no rising damp path — a terrace, an entertaining area, the flat run between the house and the pool. On paving like that the enemy is not salt. It is red wine, olive oil, sunscreen, fallen fruit and barbecue fat. A treatment that buys you time to wipe a spill up is doing honest work.

Two conditions, and they are not negotiable. Use a breathable impregnating sealer that soaks in and leaves a vapour path open, never a film-forming topical gloss that sits on the surface like cling wrap. And seal only stone that is genuinely clean and genuinely dry, because anything still living in the pores gets sealed in with it. Be clear-eyed about what you are buying, too: stain resistance and easier mopping, not longevity. It darkens the colour, it wears off in traffic lanes, and it needs redoing every few years.

Where the answer is simply no

Walls and retaining walls are out. Any face with soil, planting or a driveway behind it has a permanent moisture supply, and sealing the front of it is the textbook way to concentrate damage. Coastal stone is out for the same reason with the volume turned up — the foreshore around Vaucluse, Rose Bay, Mosman and Manly gets a fresh salt load off the water every windy week, and no coating stops that arriving. Older heritage stone laid in lime mortar is out as well; the mortar is designed to breathe and to fail before the stone does.

Stone that is already blooming is the clearest no of the lot. White crusting, a sugary crumble at the base, edges going soft, a dark damp band low on the wall — that stone is already telling you salt is moving through it, and sealing at that moment locks in everything currently inside. We will also say the unglamorous part: a clean does not fix fretting either. Cleaning removes the growth and grime holding moisture against the face, which makes the stone far easier to assess. Structural salt decay is stonemason and conservation work, and we will point you there rather than sell you a wash that cannot deliver.

Clean it properly, and leave it breathing

The premium answer is also the plainest one. Soft wash the stone at pressures closer to heavy rain than a cutting jet, let the right chemistry kill the lichen, algae and moss at the root, rinse gently, and then leave the surface alone. Most of what makes sandstone look tired is a biological layer holding water against the face; take that away and the stone dries faster, weathers slower and holds its colour. A sensible cleaning cadence beats a coating, every time, and costs less over a decade.
