Salt attack: why Sydney sandstone crumbles, and how to clean it without making it worse
Sydney sandstone crumbles because of salt attack: salts from sea spray and rising damp are drawn into the stone, then crystallise as it dries, breaking the surface apart from the inside. What salt attack actually is
Sandstone is porous. Water moves through it constantly — up from the ground as rising damp, in from the weather, and, near the harbour, loaded with salt from sea spray. The water eventually evaporates. The salt does not. It crystallises inside the pores of the stone, and growing salt crystals exert enough force to break the stone apart grain by grain.
That is the powdery fretting you see on old walls around Mosman, Vaucluse and the harbour foreshore: stone that looks like it is being sanded away from the inside, because it is. The joint technical guide published by the Heritage Council of NSW, Heritage Victoria and the South Australian government — the standard Australian reference on the subject — describes how salty walls even keep themselves wet, because the salts attract moisture from humid air. Salt attack is self-sustaining once established.
Why pressure washing is the worst response
A crumbling, dirty sandstone wall looks like a job for a pressure washer. It is the one surface where that instinct does the most damage. High pressure strips the weathered crust that protects the softer stone underneath, drives water — and dissolved salt — deeper into the stone, and accelerates exactly the cycle that causes the crumbling.
The heritage guidance points the other way on every count: gentle methods, minimal water, nothing that seals the stone or traps moisture inside it. Sandstone needs to breathe — hard sealants and cement-rich mortars hold the moisture and salt in, which is why old repairs done with the wrong materials often fail worse than no repair at all.
What safe sandstone cleaning looks like
The right clean is modest by design. Soft washing lifts the biological layer — the lichen, moss and grime that hold moisture against the stone — using low pressure and the mildest effective treatment, then lets rain and time do the rest. The goal is to remove what keeps the stone wet without touching the stone itself.
Just as important is knowing where cleaning stops. Active salt attack, failed pointing and rising damp are conservation problems, not cleaning problems. When we find them, we say so and recommend a specialist rather than pretending a wash will fix structural decay. A good clean makes the stone easier to assess; it is not a substitute for repair.
