Sydney roofs grow moss, lichen and black mould quickly. Gum litter holds moisture, salt drifts in off the harbour, and the shaded southern side of most roofs stays damp enough for growth to take hold. From the street, a streaked green roof makes an otherwise good house look run down.

The common mistake is cleaning it with high pressure, which strips the coating off Colorbond and cracks old tiles. We soft wash instead: low pressure and the right treatment, which lifts the growth without touching the surface underneath. BlueScope, who make Colorbond, specifically warn against abrasive or high-pressure cleaning on their coated steel.

The treatment kills the moss and lichen at the root rather than shaving the surface off the top, so it dies back properly instead of regrowing in a season. All work is done in a harness from the safe side of the roof.

The Schmick Standard for your roof

Every roof gets checked against the same list before we call it done. Surface by surface, ridge to gutter line. This is the finish that passes.

  • Moss lifted, not scraped

Moss and clumped growth treated and softened, then lifted off the tile or sheet. No gouging. No scraping the surface bare.

  • Lichen and black mould killed at the root

The right treatment worked across the whole roof so the black streaks and lichen die back for good. They do not wash off the top and grow again.

  • Coating left intact

Colorbond and metal soft washed at low pressure. The factory coating stays on the roof where it belongs. No blasting.

  • Tiles left whole

Old terracotta and concrete tiles cleaned without the pressure that cracks them. What went up sound comes down sound.

  • Valleys and gutters cleared

Growth and debris flushed out of the valleys and off the gutter line. Water runs where it should, not back under the tiles.

  • Runoff handled

Downpipes, garden beds and paths watched and rinsed. The mess off the roof does not end up staining what is under it.

  • The roof left to breathe

Clean roof left to dry out properly. A dry roof stays clean longer than a roof that never sees the sun.

  • The condition report

Job-close photos shot ridge to gutter against the checklist. Broken tiles, failed pointing or rust flagged and referred to a roofing partner. We do not re-roof or repoint.

From booked to schmicked.

  1. We read the roof first

Tell us the roof type and the suburb. Tile, Colorbond or metal, and how far the green has gone. We price it and lock a morning. The same operator comes back every time.

  2. Set up on the safe side

Your operator arrives, harnesses up and works from the safe side of the roof. Beds and paths covered, downpipes checked. Nothing starts until the runoff is handled.

  3. Soft washed and signed off

The roof is soft washed at low pressure with the growth killed at the root, then the condition report is shot ridge to gutter against the checklist.

What Sydney homeowners say.

“Couldn’t fault them”

Had the windows and the driveway done. Turned up right on 8, finished before lunch, and the driveway honestly looks brand new. Same guy came back for the gutters last month and remembered our dog’s name. Couldn’t fault them.

“Should’ve done it years ago”

They sent me photos of what came out of our gutters. Revolting. Glad it’s gone. Lovely guys too.

“Came out after the storm”

We’re on their monthly plan. After that big blow in June they were out two days later and sorted everything without us having to chase. Worth it for that alone.

“Honest, which is rare”

Our sandstone wall had gone black and I’d assumed it was ruined. It’s come up beautifully. There was one damp patch he said needed a stone specialist rather than pretending he could fix it, which I appreciated. On time, tidy, very fair on price.

“Neighbours all asked who did it”

Windows are unreal. Two of the neighbours came over to ask who did them before the van had even left the street. Booking was easy and they text you when they’re on the way.

“10/10”

Got the whole outside done before we hosted Christmas. Mum asked if we’d had the place repainted. Showed up when they said, price was exactly what they quoted.

Roof cleaning in Sydney, answered.

How much does roof cleaning cost in Sydney?

The price comes down to roof size, pitch, access and how far the moss and lichen have gone. A steep two-storey tile roof costs more than a low single-storey Colorbond. We price it before we book, so you know the number before we are on the roof.

How often should you clean a roof in Sydney?

In Sydney, once every one to two years for most roofs. Gum litter, salt off the harbour and hard sun grow the green back fast, worst on the shaded southern side. On the Care plan we treat it before it takes hold, so it never gets bad enough to need a full wash again.

Is soft wash safe for tile and Colorbond roofs?

Yes. Low pressure does not strip the coating off Colorbond or crack old terracotta and concrete tiles the way high-pressure blasting does, and BlueScope's own maintenance guidance warns against abrasive cleaning on coated steel. The treatment does the work instead of force.

Do you clean Colorbond and metal roofs on the North Shore?

Yes. We soft wash Colorbond and metal roofs across the North Shore and Lower North Shore. Low pressure keeps the factory coating intact while the black mould and streaks lift off. No blasting that dulls the finish or voids the coating.

How long does roof cleaning take in Sydney?

Most Sydney roofs are done in a morning. Larger or steeper roofs thick with moss can run longer, and we tell you that when we price it rather than when we are up there.

What if my roof needs repairs, not just cleaning?

We clean roofs but do not repair them. If we find broken tiles, failed pointing or rust while we are up there, it goes in the condition report with photos and we refer you to a roofing partner.
